The ROI of Every Listing Media Type in the Twin Cities: What Pays for Itself

Every media add-on on a listing photography quote has a cost. Most of them do not have a measurable return. Here is how to think about it.

Photos: Mandatory

The baseline. Every listing needs professional photos. This is not optional and there is no version of skipping this that does not cost you more than it saves.

Budget: $350-$550 for a typical 2,000-3,000 SF home in the Twin Cities.

Video Walkthrough: Conditional

A 60-90 second walkthrough video earns its cost on listings where:

For a standard rambler in Blaine, the video is unlikely to influence the outcome. For a mid-century modern in St. Louis Park with an original fireplace and a walkout basement, it is often worth the investment.

Drone Photography: Property-Dependent

Drone adds cost only where the aerial perspective is genuinely informative: larger lots, waterfront properties, homes with distinctive architecture or siting, or properties where the neighborhood context is part of the value.

For a townhouse on a 0.15-acre lot, skip it. For a property on Lake Minnetonka, include it.

Floor Plans: Underrated

A 2D floor plan at $60-$80 is one of the highest-ROI add-ons available. Buyers use room dimensions to filter listings before scheduling showings. A listing with a floor plan gets more qualified showings than one without, because the buyers who do show up have already verified the layout fits their needs.

3D Tours: Niche

A Matterport or equivalent 3D tour is worth the investment for luxury properties, homes with complex layouts, or listings where the buyers are out of state and making a decision without a physical visit. For a standard resale in the Twin Cities, it is almost never worth the premium.

The Math

On a $450,000 listing, a 1% improvement in buyer engagement from better media is worth $4,500. Compare that to $80 for a floor plan or $150 for a video walkthrough. The math on professional media is almost always favorable.

The honest bit. The add-on that earns its cost on every single listing is professional photography. Everything else is a decision based on the specific property. Do not pay for drone on a townhouse, and do not skip floor plans on a four-bedroom.
