Most agents spend more time choosing a restaurant for a client dinner than they spend choosing a listing photographer. Here are seven questions that will tell you what you need to know.
1. What does your delivery time look like?
"11AM" is a specific answer. "Pretty fast" is not. Ask what time you should expect the delivery link, and what happens if there is a technical problem.
2. What happens if your equipment fails mid-shoot?
A working photographer carries backup equipment. If the primary camera fails, they switch to the backup. Ask what backup they carry and what the contingency is if both fail.
3. Do you have Part 107 for drone coverage?
If you are booking drone shots, the answer should be immediate and specific. "Yes" followed by their certificate number is the right response. "I think so" should prompt a follow-up.
4. What lighting gear do you use?
A photographer who uses only available light is limited in how they can handle mixed-lighting situations: some lights on, some off, blinds half-open. Professional flash or high-output LED allows them to balance any room.
5. How many images do you typically deliver for a home of this size?
A 2,000 SF home should produce 30-45 deliverable images. If a photographer is quoting 15-20, ask why. If they are quoting 80+, ask how many are useful versus filler.
6. Can I see photos from a recent shoot in this neighborhood?
This is the most underused question. A shoot from a comparable property in a comparable price range tells you more than a portfolio of luxury homes you will never list.
7. What do you do if the property is not photo-ready?
Some photographers will move furniture and declutter as part of their workflow. Others will photograph what is there and let the editing handle the rest. Neither is wrong, but knowing which you are getting matters.
The honest bit. The photographer who answers every question directly is worth more than the one who gives the lowest price. An honest answer about turnaround, limitations, and what to expect protects your listing more than a discounted rate.
