A listing that goes live Thursday morning appears in the morning alert cycle, MLS notifications, saved-search emails, and reaches the buyers who schedule weekend showings. That buyer pool is active, organized, and ready. A listing that enters the MLS after the morning cutoff lands in Friday inboxes, competing with a fresh wave of weekend listings it never had to compete with on Thursday.
To hit a Thursday launch, the shoot belongs on Tuesday or Wednesday, with edited delivery by 11AM the next morning. That timing is achievable when the property is prepared the evening before the shoot: a 9AM start with the house ready produces a full gallery in 75 to 90 minutes.
The Exterior Light Window
Wayzata exteriors follow the same seasonal window as the rest of the metro: the best conditions run from late April through mid-October, with the peak in September through mid-October when green lawns, full trees, and low golden light coincide.
Day-to-day, the windows are:
- Early morning for east-facing fronts
- Late afternoon for west-facing fronts

The honest bit. If the launch date is Thursday, the shoot is not scheduled whenever the photographer has an opening. It is scheduled Tuesday or Wednesday, deliberately, with the house ready the night before.
